Building at Kingswood Golf Estate
Building or renovating at Kingswood Golf Estate is an exciting opportunity, whether you are a new buyer constructing your dream home or a current resident planning renovations.
To ensure a smooth process, the Kingswood Architectural Review Committee (KARC) has established clear guidelines and procedures, overseen by a dedicated team of professionals.
Getting started: guidelines and support
New homeowners should familiarise themselves with the Architectural Guidelines which outline estate-specific requirements such as height restrictions, building lines, and stormwater control.
For further assistance, homeowners may consult the Building & Architectural Compliance Manager, who is available to guide them through the design process and ensure compliance with Kingswood’s aesthetic standards.
Once architectural plans are finalised, they must be submitted to the Kingswood Architectural Review Committee (KARC) for approval. After approval is granted by the Homeowners Association, the plans must then be submitted to the George Municipality for final approval.

Key design considerations
Kingswood Golf Estate adheres to a Cape Vernacular architectural style, with specific attention to roof pitch, window proportions, and a prescribed external colour palette. Additionally, the estate has an approved plant list to guide garden design, ensuring harmony with the estate’s overall landscape.
Site management and compliance
Site management is the responsibility of the homeowner or their appointed architect or builder. Kingswood’s HOA ensures that all contractors comply with the estate’s building regulations. Proper site fencing, silt fences for erosion control, and cleanliness of active sites are critical components of maintaining the estate’s standards.
For residents undertaking renovations
It’s crucial to contact the HOA before making any amendments to approved plans, as penalties may apply for non-compliance. A Schedule of Penalties for construction violations is available on the Kingswood Golf Estate website, alongside the Kingswood Homeowners Constitution, and Conduct Rules.
Maintaining property standards
Kingswood prides itself on its well-maintained properties, and all homeowners share the responsibility of upholding these standards. The importance of property upkeep is paramount to maintaining and enhancing property values on the estate. Homeowners are encouraged to report any transgressions which helps maintain Kingswood’s high aesthetic and safety standards.
